House rules

1. Check-in and check-out

• Check-in: from 14:00
• Check-out: by 11:00
• Arrival instructions: your hosts Jernej and Milena greet you in person and hand over the key on arrival. Please let them know your approximate arrival time in advance.

Before or at check-in, every guest must provide identification details (name, date of birth, gender, nationality, ID document type and number) so the stay can be reported to eTurizem as required by Slovenian law — see the Privacy policy.

2. Minimum stay and occupancy

• Minimum stay: 4 nights.
• Maximum occupancy: 5 guests in total (2 bedrooms, 3 beds, 2 bathrooms). This limit may not be exceeded, including by visitors, without the host's prior written consent.

3. Pets

Well-behaved pets are welcome at no extra fee, subject to a few conditions:

• Please keep pets off beds and upholstered furniture.
• Clean up after your pet, indoors and outdoors.
• Do not leave a pet unattended in the property or on the terrace for extended periods.
• You are responsible for any damage a pet causes, on the same basis as damage caused by any member of your party (see Terms & conditions, section 12).

4. No smoking

Smoking indoors is not permitted, including e-cigarettes/vaping. Smoking is allowed outdoors only, away from the house and the forest edge; please use the ashtray provided and never leave cigarette ends on the ground (forest-fire risk). A deep-cleaning charge may apply if this rule is not respected.

5. No parties or events

The property is let for the private use of the registered guests only. Parties and events are not permitted. Visitors who are not staying overnight should not bring the total number of people on the property above the maximum occupancy at any time.

6. Quiet hours

Please keep noise to a considerate level at all times, and observe quiet hours of 22:00–07:00, out of respect for neighbouring properties and the surrounding forest.

7. Fireplace, wood stove and hot tub safety

• Never leave the fireplace or wood stove burning unattended, or when everyone is asleep. Use the spark guard/door provided.
• Keep children and pets away from the fireplace, wood stove and hot tub, especially while in use.
• The wood-fired hot tub operates seasonally, typically April to October, weather and maintenance permitting; it may not be available outside this window.
• Do not leave the hot tub heating unattended; follow the instructions provided at the property for lighting and safe operating temperature.
• Do not use the hot tub while under the influence of alcohol, or alone late at night.

8. Waste and water

• Please sort recyclables and general waste as indicated at the property, and place bins out for collection as instructed. The hosts will show you the bins when you arrive.
• Please use water responsibly, particularly during dry summer periods.
• Do not put anything other than toilet paper down the toilets, to avoid blockages at this rural property.

9. On departure

• Turn off the hot tub, fireplace/wood stove, lights and heating.
• Close and lock all windows and doors.
• Take out the rubbish as instructed.
• Leave the key as agreed with the hosts at check-in, and send them a short message when you have left.
